Should I let friends stay at my vacation rental for free?

The most important thing you can do in this situation is to set up a few ground rules. Letting them stay for free is a risky idea, because it opens floodgates you may not want to open; you can conversely offer them a special rate during a non-peak season, or toss in a few unpopular weekdays for free on a regularly-priced weekend stay. Don't let them sneak out of a contract just because you're close. Let them know upfront that if they leave the house in a mess, or with anything damaged, they'll have to pay for cleaning or replacement, same as anyone else.
