Integration Overview

MyVR is the only vacation rental software to offer "channel management" for the HomeAway family of listing sites to owners (smaller clients with under 5 listings). Channel management with HomeAway works very differently for clients with under 5 listings compared to channel management for those with 5 or more. If you will have 5+ listings under management, please learn more about that application here instead.

Whether you are starting from scratch or have already purchased listings from HomeAway, you can have MyVR automate the management of your HomeAway listings in order to save you time, improve your conversion with renters, and reduce the risk of costly errors (like double-bookings). Please review this entire education section so you understand how it works, if it's right for you, and how to get started.

MyVR’s channel management for owners currently supports HomeAway subscription listings with Online Bookings activated. We do not currently support listings without Online Bookings enabled within our owner channel management.

We are currently unable to offer pay-per-booking listings under our HomeAway for Owners integration.

How it Works

When you have successfully added this integrated channel, MyVR will populate your listings for you through our direct integration with HomeAway's databases, which saves you the time and hassle of updating multiple listing sites, while also ensuring your listings' information is up to date.

Because this integration allows you to route your inquiries and booking requests into your centralized MyVR inbox, you can apply MyVR's powerful software tools on any business coming in from this channel -- such as inquiry autoresponders, our low credit card processing rates, and our automated renter communications.

A few things work differently under this integration versus what you may be accustomed to if you have purchased listings directly from HomeAway in the past:

Item Description
Listing Ownership Under this integration, listings are first purchased by MyVR and then used for your properties. Listings reside in MyVR's property manager account with HomeAway and not your own account.
Listing Management Changes to your listing (e.g. rates, descriptions, calendar updates) occur within MyVR's software. You no longer make changes directly at the listing site, and you no longer have an account to manage at that site.
Listing Purchases You can purchase new listings but this is managed within your MyVR software since MyVR is actually buying the listings.
Listing Support Questions Questions about your listing are handled by MyVR (we have a team at HomeAway, with whom we work with to resolve issues).
Renter Transactions & Bank Transfers Transactions are processed through your MyVR-integrated merchant account (and not by HomeAway) and the money is transferred to your bank account according to the normal process (within as few as 2 days in the U.S.).
Alerts & Notifications You can set up inquiry or booking request notifications via email and text from within your MyVR account.
Traveler Fees HomeAway adds a small booking fee, paid by the traveler, for all bookings initiated on their websites. That booking fee exists whether or not a listing utilizes channel management. Bookings initiated from within MyVR will not be subject to HomeAway’s traveler fee, even if the inquiry originated from a HomeAway website.

Listing Sync Details

Information is pushed/pulled to/from your listing at different intervals, which depend upon the frequency offered by the channel partner. Following is a summary of the information that is synced between MyVR's software and HomeAway listings via this integration:

Reviews Reviews are accepted onto your listings as usual but currently there is no ability to push reviews to (or from) your software so that they can be used in multiple places. There is also not yet a way to reply to your reviews from your software (we hope to add this soon).

“Book Now” Booking Requests HomeAway pushes to MyVR in real-time.
Converstion Reporting MyVR pushes to HomeAway in real-time to maximize your conversion rate metric for your Best Match ranking.
It is important that the information in your MyVR account meets HomeAway's requirements in order to minimize any errors during our syncing with them. The following Best Match guidelines from HomeAway are helpful to review to ensure your listing is optimized for renters. MyVR provides visibility into your listing's data population, showing you the syncing history of your listing and alerting you to any known issues when syncing to your properties' listings.

Should I Integrate?

The value one gets from channel management increases as you add more marketing channels or more properties, because the main benefit is automating a lot of manual work and reduction in errors, such as inaccurate calendars and double bookings. Many larger clients couldn't survive without it, but many small clients also benefit greatly from the time savings and improved performance and professionalism. Of course, this offering isn't right for everyone, and a single property owner who advertises on one single channel doesn't have the same needs as an owner with 4 properties advertising across multiple channels.

For smaller clients in particular, it's best to weigh the decision for yourself before adding channel management to your operations. To help you decide, following is a brief summary of the pros and cons for this channel, as they have been relayed to us by our customers:

  • Keep your rates, calendar, and property data synced across all channels automatically.
  • No longer manually update several calendars in several places.
  • All your inquiries and booking requests come into the centralized MyVR inbox, where you benefit from unlimited response templates, inquiry autoresponders, and more.
  • Manage your reservations from multiple channels in a centralized place at MyVR.
  • Get credit from HomeAway for frequent calendar updates, which helps your Best Match ranking.
  • If you transfer a listing you already have, you receive money back for time remaining on that listing.
  • Get credit for conversions from HomeAway for bookings made in your software to improve your Best Match search ranking.
  • If you move a listing into our account, any Premier Partner status and listing history will go away, with the exception of reviews.
  • We can not currently support listings that do not have online bookings enabled.
  • If you move a listing into our account, you actually receive a new listing (with a new listing number, and a ‘member since’ date that reflects the date the new listing is launched). Your old listing is deactivated but remains in your old account should you ever want to reactivate it.
  • You will not have the ability to set an owner story; a photo of your property with your name will be present instead.
  • You no longer have a login at HomeAway (it's no longer needed, and this helps limit confusion, but some users don't like this).
  • You must go through MyVR for any support issues you have with the listing.
  • You must go through MyVR for reviews management (which hasn't been developed yet, but we hope to add soon).
  • Currently, all listings in the MyVR account must match our account settings for currency and language (US$ or CA$ and English).
  • Our ability to sync your data to your listings relies upon the successful functioning of our partner's APIs (while they are typically very reliable, you shouldn't expect them to work perfectly, 100% of the time).
Note: When you transfer an existing listing to MyVR for management, any outstanding reservation payments will still be collected from your old account and not from MyVR unless you pause the old payments and set them up within MyVR. Some clients fear that not replying "through HomeAway" will damage their response rate and response time metrics, as viewed by HomeAway, but this is not the case, as clients using channel management currently have these metrics excluded from their Best Match rating/ranking.

The above prices are annual. Your listing will automatically be renewed at the then-current price unless canceled prior to the renewal billing date. We unfortunately cannot offer refunds on listing purchases, as we do not receive refunds from our channel partners when we purchase them on your behalf.

How to Integrate

If you don't have the listings yet and need to purchase new ones... you purchase them directly from MyVR. Look for the prompt within the installed app to buy listings in order to start the process. Once you order the listings, ensure your property information has been accurately uploaded into the "Setup/Properties" tab within the MyVR product. You can check back on the status of your listing creation at any time by visiting the installed application details within the "Full Integration" section within the Channels tab. Listings are usually launched in less than a week from the time that full property data has been uploaded, and in some cases may only take a few days.

If you already have the listings and want to initiate a "Listing Management Change" for your listings… you must first initiate a listing management change at MyVR, and we will notify HomeAway of your desire to transfer the management of the listings to MyVR's account. You will be charged for a new, full 1-year listing at the price shown on our pricing table within this section. Your listings may be eligible for a refund for any time remaining on your prior subscription if you had MyVR initiate your Listing Management Change with HomeAway. Once received from HomeAway, we will then apply the refund (to your credit card) for the period remaining on your old listing. This is typically done after the Listing Management Change is completed.
