Integration Overview

MyVR is happy to offer "channel management" for Airbnb listings. Whether you are starting from scratch or have already setup listings on Airbnb, you can have the MyVR software manage your Airbnb listings in order to save you time, improve your conversion with renters, and reduce the risk of costly errors (like double bookings). Please review this entire section to understand how it works, if it's right for you, and how to get started.

How it Works

When you have successfully added this integrated channel, MyVR will populate your listings for you through our direct integration with Airbnb's databases, which saves you the time and hassle of updating multiple listing sites, while also ensuring your listing's information is up to date. Following is a summary of how certain aspects work via this integration:

Item Description
Listing Ownership Under this integration, you will connect your existing Airbnb account to your MyVR account or create a new Airbnb account to connect to MyVR. Once connected, MyVR can manage existing Airbnb listings or populate new listings in your Airbnb account.
Listing Management Your listings, which reside within your Airbnb account you connected to MyVR, will be populated by the data from your MyVR account. If you've elected to sync everything for a listing, Airbnb will prevent you from making changes to the data we populate (e.g. rates, descriptions, availability, etc.), since we would just overwrite any changes you made during our next sync.
Listing Support Questions Questions about your listing are primarily handled by MyVR (and we have a support team at Airbnb that we work with, when needed).
Renter Transactions & Bank Transfers Airbnb processes all rental transactions and transfers funds to the bank account you add at Airbnb (within your newly-created account there) per their standard process: https://www.airbnb.com/help/article/425/when-do-i-get-paid
Pay-Per-Booking Commissions

Bookings from Airbnb are subject to the standard host booking fee charged by Airbnb (typically 3%-5%, depending on your cancellation policy selection), in addition to the fee charged per booking for this integration ({! application.base_pricing_item.price * 100 !}% of the net host payout).

Alerts & Notifications You can set up inquiry or booking request notifications via email and text from within your Airbnb account.

Listing Sync Details

Information is pushed/pulled to/from your listing at different intervals depending upon the frequency offered by the channel partner. The following summarizes the information that is synced between MyVR's software and Airbnb listings via this integration:

Reviews Reviews are handled entirely within Airbnb and are not synced with MyVR.
Reservations & Payouts When an Airbnb reservation is accepted, declined or canceled in Airbnb, that information is pushed to MyVR. Similarly, when payouts are made to reservations that information is also pushed to MyVR. Reservations sent from Airbnb to MyVR include: check in and check out dates, number of guests, phone number (if available), guest first and last name, as well as an anonymous Airbnb ‘pass-through' email address (which remains valid until the checkout date).

Should I Integrate?

The value one gets from channel management increases as you add more marketing channels or more properties, because the main benefit is automating a lot of manual work and reducing errors, such as inaccurate calendars and double bookings. Many larger clients couldn't survive without it, but many small clients also benefit greatly from the time savings and improved performance and professionalism.

It's best to weigh the decision for yourself before adding channel management to your operations. To help you decide, following is a brief summary of the pros and cons for this channel, as they have been relayed to us by our customers:

  • Keep your rates, calendar, and property data synced across all channels automatically.
  • No longer manually update several calendars in several places.
  • Manage your reservations from multiple channels in a centralized place at MyVR.
  • Manage all of your inquiries in one place. (Note that reservations from Airbnb do not include the renter's actual email address, but an anonymous Airbnb ‘pass-through' email address that expires upon renter checkout).
  • You still have to accept / decline reservations in Airbnb.
  • All API integrated listings must be instant bookable.
  • MyVR's ability to sync your data to your listings relies upon the successful functioning of our partner's APIs (while they are typically very reliable, you shouldn't expect them to work perfectly, 100% of the time).
  • Renters' email addresses are not included in any communication from Airbnb. Instead, an anonymous Airbnb ‘pass-through' email address allows for communication with the renter until the checkout date.
  • Reservations must be changed at Airbnb. The reservations created inside of MyVR are locked-down and cannot be modified inside of MyVR.


You pay a {! application.base_pricing_item.price * 100 !}% fee per booking on the rental total for those reservations accepted through your MyVR-managed Airbnb listings, billed to your credit card on file at MyVR after Airbnb notifies MyVR of the booking.

How to Integrate

If you do not have an account at Airbnb: You'll initiate a channel management request at MyVR by installing the Airbnb application. Then you'll click connect in MyVR, which will bring you to Airbnb to set up a brand new Airbnb account. They will ask for a phone number, headshot, and a few bits of info about yourself. Once you're signed up you'll be prompted to allow access to MyVR. As soon as that's done you can start the process of syncing your property data from MyVR to new listings in Airbnb by clicking on “Integrate Listing" in MyVR's Airbnb app. The data for each listing will start syncing hourly.

If you already have an account at Airbnb: You will connect your existing account to MyVR then select which MyVR properties you would like to list on Airbnb. From Airbnb you will choose to sync everything or sync only rates and availability.
